What changes the price of a bathroom renovation
Refresh or full renovation?
A refresh keeps the layout and existing tub or shower; it can cover a new vanity, toilet, faucets, lighting, flooring and paint. A full renovation opens the room so the tub or shower, tile and waterproofing can be rebuilt. Cracked tile or failing grout is a reason to check what is underneath, not proof the whole bathroom needs replacing. If moisture has reached the wall or floor assembly, price that repair before choosing a surface refresh.
Moving things costs more than replacing them
Moving the toilet, sink or shower drain usually adds $2,000–5,000, because the floor opens and the drain needs the right slope. Keeping the fixtures where they are is the biggest saving most people can make.
The part you never see: waterproofing
Moisture behind tile can damage the wall or floor assembly. Ask how the shower walls and floor will be waterproofed, and have that work listed in the written quote.
A new bathroom in the basement
A new 3-piece bathroom downstairs usually costs $15,000–25,000. The price depends mostly on how far it sits from the existing drain and whether the floor has to be cut for the drain line. Our basement cost page shows the whole-basement numbers.
Questions
How long does a bathroom renovation take? A refresh often takes about 1–2 weeks of work. A full renovation takes longer because of waterproofing, tile and inspections; you get the schedule with your quote.
Do I need a permit? Usually not for replacing fixtures in the same place. Moving plumbing or changing walls can need one; we check it at the visit.
Can I keep my tub? Yes, in a refresh. In a full renovation we usually replace it, because the waterproofing around it is replaced too.
Can I renovate a bathroom for $10,000? A small refresh can start around $9,000, so $10,000 may fit if you keep the layout and tub or shower and no additional repair is needed. Full down-to-studs work sits in the $15,000–40,000 planning band. Choose Refresh only when keeping the enclosure and layout, then confirm the written scope.
